Roof repair in Port St. Lucie

Updated 2026-11-02

Under Florida's "25% rule", repairing a large share of an older roof can trigger code upgrades for the whole roof. Since 2022, if your roof was built or replaced under the 2007 Florida Building Code or later, only the repaired section has to meet current code, even when 25% or more is repaired (F.S. 553.844).

What does the 25% rule mean for you?

Ask the roofer to put in writing when your roof was permitted and which rule applies.

Do repairs need a permit?

Substantial roof repairs need a City permit; temporary tarping does not (City of Port St. Lucie). The City's fee schedule lists a $100 base building fee for repairs covering up to 25% of the roof (City fee schedule).
